Understanding the Approval Pathway
Every Wadam home follows a structured planning pathway designed to
ensure compliance with Australian residential standards.
Planning Approval for Modular Homes
Building a modular home still requires compliance with the same planning and building regulations as traditional construction.
Wadam Living coordinates the necessary engineering documentation and planning submissions required for approval.
Depending on site conditions and local council requirements, projects generally follow one of two pathways:
• CDC – Complying Development Certificate
• DA – Development Application
CDC Pathway
Complying Development Certificate
The CDC pathway is the faster approval process when a project meets pre-defined planning rules.
Approval is issued by a private certifier rather than through a full council planning assessment.
Typical conditions include:
- Residential zoning
- Standard setbacks and height limits
- Low bushfire risk areas
- No heritage restrictions
Typical timeline
2–4 weeks
DA Pathway
Development Application
Where a site does not meet CDC criteria, the project proceeds through a Development Application (DA) with the local council.
Council planners review the design and supporting documentation before approval is granted.
Common DA triggers
- Bushfire-prone land
- Flood zones
- Heritage areas
- Complex site conditions
Typical timeline
6–12 weeks
